Access Statement For Quality Bed and Breakfast
Introduction
We aim to cater for the needs of all
visitors in our home based two ensuite bedrooms in
our farmhouse bed and breakfast. The following statement is a summary of our

Pre-Arrival
• We are a non smoking residence but guests can smoke out in the
garden please ask for an ash tray
•There is a local taxi

make arrangements before you arrive we can also make a booking for you if
required

Arrival & Car Parking Facilities
•On Arrival to the property there is one entrance gate, this will be open 24
hours when the B&B is operating.
•No marked parking bays but there is ample room for all cars
•The surface is level and flat tarmaced
area, there is a walk through double garden gates, into the garden walking on red gravel which is also level total distance
from car 40 metres (15 metres on tarmac-25 metres on gravel)
•We can assist guests with luggage
•The village is a 30 minutes walk from the Bed and Breakfast via a
new bridge over the river Rede a lovely evening walk or
by car 21/2 miles 7 minutes
Main Entrance & Reception
•The front door has two steps one which is a stone slab about 1 cm high by 60cm
wide almost level to the gravel followed by a 14 cm stone step into the hall. We have a temporary ramp available if
requested (let us know if you need this and we will provide on arrival)
•The front door is always locked but we do have a bell at the door
•The door is 88cm wide
•On entry into our home there is a minimum of 3 metres by 7 metres
area in our reception area
•There is seating provided in the reception area
•There is carpet flooring throughout the ground floor no more
steps on ground floor very good lighting
Public Areas - General (Internal)
•We have no corridors and no steps on the ground floor
•The reception area has a good colour contrast and is well lit
•The flooring on all of the ground floor are carpeted
•The covering on stairs and upstairs corridors is axminster carpet
•The breakfast room / guests lounge are on the ground floor door

•There are 13 stairs to a landing followed by a further 9 stairs
to the first floor bedroom. No more steps into bedroom a flat spacious landing
•The stairs are 17cm high, 28cm deep, 105cm wide, a strong stair case rail 1 metre high
Public Areas - WC
•Bedrooms are en suite but there is a ground floor WC available if
requested with ample space
Breakfast room/guests Lounge
(the same room)
•Breakfast is served in the breakfast room on the ground floor. This is an
enormous room guests nearly always go wow!!! There are no steps fully carpeted 5 metres by
5 metres free space the height of the room is 4 metres
•Furniture is flexible and can be moved on request.
•Tables varied in size a circular table situated in the large bay
window have underspace of 73cm high by 120cm diametre and height of 75cm (on a central pedistal), a large oval table with lots of room underspace 69cm total height 73cm, length 210cm and width
110.cm. No legs in the way.There are chairs with arms
and without which can be moved to accommodate.
•Menus are provided in large print and can be provided by prior
arrangement
•We do not play background music in any area of the B&B

•There are 2 bedrooms, both on the first floor.
First floor bedroom Rede room (large bedroom)
•There are 13 stairs to a landing (room for a chair if needed) followed
by a further 9 stairs to the first floor bedrooms. No more steps
•The stairs are 17cm high, 28cm deep,103cm
wide with one very strong stair rail 1 metre high
•First landing 109cm by 100cm free space
•Top landing 210cm by 270cm lots of space
•Door widths (main and into ensuite
room) are 78cm wide
•Can either be a double bedded room, a twin bedded room, a treble
or family bedroom
•A very spacious bedroom
e.g. to the side of beds, between beds and dressing table, therefore allowing
for left or right transfer to beds in any combination
•Furniture is moveable on request
•The double bed is 62cm high but can be raised with blocks on request, the twin beds are 55cm high
•Television with remote control and teletext
•Divan beds are provided electric blankets fitted during winter
months and available if required during your stay well co-ordinated curtains
and bedding
•Two armchairs (with arms)
are provided in the room an upright chair can be provided on request, fantastic
views of Otterburn and the Rede
valley from large east and south facing windows all double glazed
Central heating, very good lighting
•Fitted good quality carpet on the floor
•Ample (lots) circulation space for the number of people intended
to sleep in the room (even with four adults)
•There is an ensuite shower room plenty
of room (see below for details)

•The shower cubicle has a step/edge of 20cm high.

•The basin is flat fronted and has clear underspace. It is 86cm high.
•The toilet has easy access with available free space .The toilet
is 46cm high

months and available if required during your stay
•There is approximately 2.50 metres between the wall and each side
of the bed (the bed can be moved left or right easily) height of the room 3.20 metres
•There is 1.22 metres free space at the end of the bed to the
dressing table and wardrobe with a width of 2.50 metres.Furniture

Grounds and Gardens
•We have a ¾ acre enclosed garden flower border and lawn with gravelled area for
residents which is available to sit in, garden furniture & a barbeque
available for guests
•Plenty of places to walk your dog public footpaths (on a lead at
all times) due to a lot of sheep, horse and cattle on our farm and surrounding
farms.
Additional Information
•Assistance dogs are welcomed.
•Mobile phone reception is generally good
•We are able to use the front in the need of evacuation,
the doorbell rings continuously if evacuation is needed. Fire details behind
bedroom doors
•If you require more assistance for evacuating please notify us on
arrival and we will ensure you are evacuated safely e.g. hearing impairment.
•We are happy to take delivery of hired equipment (please let us
know if ordered-telephone number below for hirers)
•We are a no smoking building (smoking is allowed in the garden which has
level entry and ash trays are provided please ask for one)
•We supply a full size fridge in the guests lounge/breakfast room
which can be used for medication/food/ drinks and you can put your cold box
packs in our freezer
